The registration or transfer of property is managed by the Registration department and ruled by the registration act subject to the Government of the state.
Process
- We provide complete guidance in registering sale deed, gift deed, settlement, mortgage or any other documents to be registered at their respective sub-registrar office. Our representative and lawyer will be there until the completion of the registration process.
- Under circumstance where you cannot be present, we will represent you legally and also act as your power of attorney which will be through a drafted legal paperwork for a limited / specific period or purpose. Attorney adjudication charges will be additional in case of NRI.
- Providing vetted format of the deed, parent documents, updated property tax receipt, patta copy and other mandatory documents can be shipped to us in advance. We can also organize for personal pick up at additional cost.
- The set of documents will be forwarded to our renowned team of lawyers for ascertaining the stamp duty, GST, TDS and registration fees.
- We will guide in procuring necessary DD for the registration fees and stamp duty.
- On confirmation, we will guide you to fix an online appointment at the jurisdictional sub-registrar office.
- On completion of the registration process the registrar would conduct physical survey of the property and other legal formalities before releasing the final registered document. A rent agreement is a legal document which details out the terms and restrictions of the property rented or leased out between the landlord (owner) and the tenant.
Process and documents
First we do create a draft version of the rental agreement with the clauses mentioned by the landlord and the tenant. We will help you to draft and finalize the rental agreement with your tenant ( As per TNRRRRL Act ). If you are not present in India, you can provide a limited/specified POA to us ., There are some mandatory clauses which need to be included and facts like rental value, security deposit and tenure.
Based on the security deposit value and rental value, the stamp paper needs to be purchased.
On finalizing the rental agreement draft with landlord and tenant with requested changes, the said document will be printed out in the stamp paper and prepared for the signature. On the basis of the customer request the agreement will be processed for the registration with the jurisdictional sub-registrar. The registration process will be additional.
