To fulfil this need of property owners, we provide property vigilance for vacant properties (land and buildings) and tenancy management for rented properties and also keep a check on the existing inventory. This service also includes Home Improvement - maintenance and repairs of the property.

We will make an inventory checklist of all the items available in the property.
(Access to the property will be required to inspect and take pictures)

Background Verification of the Tenant
We can verify the back ground of the tenant (if requested by the land lord) through private agencies. This service will be billed additionally.

Rental Agreement
We will help you to draft and finalize the rental agreement with your tenant (As per TNRRRRL Act ) . If you are not present in India, you can provide a limited / specific power of attorney to your representative or us. In such cases, power of attorney adjudication charges and lawyer fee will be billed extra.
Assistance in registration of rental agreement will be provided by us, if willing.

Explain the scope of rental agreement to the tenant
We will explain the tenant of the responsibilities and limitations to be adhered to during the signing of the rental / lease agreement.

Regular Inspections
Periodic Inspections will be carried out once in 3 months (and when needed). The inspections will be made with prior appointment of the tenant, subjected to availability. A report will be sent after every inspection. Extra visits will be charged separately.

Rent Collection
We can collect the rentals (cash, cheque or DD) on behalf of the landlord and deposit it in the instructed bank account. The deposit acknowledgment will be sent to the registered email id of the landlord.

Maintenance Support
We can provide maintenance support on tenant requests for electrical and plumbing issues through our registered vendors. The estimation will be provided to the landlord for approval to commence the service. Charges towards this service will be additionally billed.

Utility Bills and Community Maintenance Payments
We can facilitate the payments of utility and maintenance bills. The funds can either be obtained directly from you or adjusted against the tenant rentals (based on tenant-landlord consent).

Exit Inventory Check
On the event of successful completion of tenancy period (or during renewal / termination) we will do a inventory check against the checklist made initially before the commencement of the tenure. A detailed report along with guidance will be provided to the landlord for settlement purposes.
